This post is only to highlight the problems that faced by Daadys customers and not against Daadys Southbourg.
Someone mailed me that I need to come out and work with the association/builder instead of posting negative stuff about the Daadys Layout and causing depreciation of their property value. I participated in discussion with builder and it is not working. He agrees to everything and doesnt do anything.
Your concern (about depreciation of oyur property) might be true and the depreciation is applicable to my property as well. But imagine the appreciation you can get when all the work is complete in the layout.
Internet is a powerful medium and many prospecive buyesr will do a basic google search to read reviews about the builder before investing in daadys property.
My main aim of this blog is to let BOBBY know that he cant get away with his promises and he will have to fulfill them to get new customers. BOBBY SEBASTIAN SHOULD fulfill the promises made to their existing customers first before trying to get other customers.
Some of these show how reliable the builder is...
1. This is not exactly a problem but prospective buyers should know that this is not a Gated Community. Except Roost/Daaliya/Olive, all other phases are open to all. (though I may use the term layout to refer to Daadys Southbourg in the rest of the post for brevity). While some may argue that there is no legality of Gated communities, we can still find many gated communities in Bangalore which are 'truly' gated.
2. Due to point 1, the RWA spends huge amounts of money on security (around 2 1/2 lacs per month) which makes the maintenance cost higher for the 200 odd residents staying here.
3. There are many reports of Snakes spottings. Some of them are very dangerous like Russel Viper. Going for walk in layout roads is very risky during nights due to the snakes. Fortunately there were no incidents of snake bits so far.
4. Dogs in the layout.
5. Many sites which are bought for investment are not maintained/cleaned thus giving scope for breeding of snakes.
6. No clubhouse. The builder had been promising this since 5/6 years. Many people had made payment for Club House along with the registration.
7. No Swimming Pool/Gym either.
8. Open drains in the layout. [Update 09/08/2012: Association is working with builder to close the drains]
9. The park became unusable due to water coming from adjacent lake and construction of clubhouse. There is no place to relax/go for a walk in the layout.
10 .The tennis court is completely damaged due to non maintenance.
11. The basket ball court is occupied by drunkards in the night.
12. There are many small tents for construction workers in the layout. These construction workers use vacant plots/vacant flats to answer their nature calls.
13. The Elevator for Olive is fixed after 1 1/2 years of project completion thus causing severe inconvenience to those who occupied the flats.
14. There were many apartment complexes coming in the layout causing noise and pollution and damage to roads.
15. The road leading to the Layout was tarred after the builder bribed the panchayat(as claimed by the builder) . The road quality was so bad and some stretches were completely damaged within an year.
16. Some residents in the laoyut had to go through a lot of mental agony after banks posted notices to their houses(which were apparantely mortgaged to the Bank) since the builder had defaulted on some loans.
17. There were many internal problems in Olive like water seeping through adjacent drainage into the basement/incomplete painting etc (See the album here http://daadysdevelopersandbuilders.blogspot.in/2012/05/photo-gallery.html )
18. Incomplete Vendor payments. This builder is notorious for non payment of the agreed amount to the vendors/contractors. Once Olive elevator had a problem and the service personnel refused to come to fix a problem since the builder had not cleared their final payments. The residents of Olive had to fight with builder and then he cleared the payment to the elevator company. All this took around 1 month and the residents had to live without elevator for that month.
19. Residents wanting to meet the builder (MD) will be given a false appointment at the builders Office (which is in HSR Layout). Residents who travel all the way to HSR Layout to submit their grievances will be turned back at the reception since the MD will go out on an emergency work. This will happen for 3/4 times and by then the residents will realize that living with their problems is easier than meeting the builder.
20. Flooding in the layout - Some low lying areas in the layout are prone to flooding during heavy rains. Water will be knee deep in these areas.
21. Some houses(low lying) are not connected to STP (they could not be connected since the STP is at a higher level) and are simply connected to a pit which is dug near to their houses. These pits are a concern for water safety and ocassionally overflow into the streets causing stinking smell.
22. Builder tries to control the residents as much as possible. In Elixir, one resident had a power failure and the builder didnt allow BESCOM to rectify that.
23. False updates to NRI. If you are an NRI and entered into construction progress based agreement they will update you false progress to release the payments from your side. Please get the progress checked by someone in India or ask them to email you the pictures.
24. One entire lane of Roost is promised Lake View plots. Few months later they encroached on the lake and created one more lane of plots. People who booked the Lake view plots(at a premium) before felt cheated and dejected.
25. There is shortage of parking lots in Daaliya. People were shown a covered parking lot during site visit.
Just before registration, builder says he cant provide covered parking lot he only has open parking lot. Many people after doing so much exercise for loan and other formalities before registration will not have any other option than to accept the Open parking lot
26. When we booked the plot the builder showed some area as kids parking area as required for BMRDA Approval. Now he convered that area into plots and is selling the same. Residents who raised a concern were threatened for their life and kicked out of residents association.
